Our client is an established and highly regarded residential real estate organization with a strong portfolio of professionally managed rental communities across Southwestern Ontario. With continued growth across the region, they are looking to add an experienced Residential Property Manager to their team.
We are seeking a proven property management professional who can take ownership of a multi-residential portfolio while maintaining high standards of building operations, financial performance, resident service, and team leadership.

RESPONSIBILITIES
- Oversee the day-to-day management and operational performance of an assigned portfolio of residential rental properties.
- Conduct regular property visits to support on-site teams, address resident concerns, monitor building conditions, and identify maintenance or operational issues requiring attention.
- Lead, support, train, and provide direction to Building Managers and other on-site personnel.
- Develop, review, and monitor annual operating budgets, expenses, rental income, vacancy levels, and overall portfolio performance.
- Review, code, and approve invoices and monitor expenditures against approved budgets.
- Work closely with maintenance and operations teams to ensure work orders, repairs, preventative maintenance, and building issues are addressed efficiently.
- Coordinate maintenance contracts, vendor relationships, purchase orders, pricing negotiations, and warranty-related work.
- Oversee suite turnovers, including property inspections, scopes of work, required repairs, and completion of deficiencies.
- Monitor rental arrears and work collaboratively with accounting and residents regarding collections, payment arrangements, and outstanding accounts.
- Maintain strong knowledge of the Ontario Residential Tenancies Act and participate in Landlord and Tenant Board matters when required.
- Ensure properties operate in accordance with applicable health and safety requirements, fire and building codes, and other regulatory standards.
- Identify opportunities to improve operational processes, resident satisfaction, efficiency, and overall portfolio performance.
- Build positive and professional relationships with residents, employees, contractors, suppliers, and internal stakeholders.
- Participate in recruitment, onboarding, orientation, training, and ongoing development of property-level employees.
- Contribute to the implementation of broader property management strategies and operational initiatives across the portfolio.
- Attend occasional meetings or industry functions outside regular business hours as required.
- 7+ years of progressive residential property management experience, ideally within multi-residential rental properties.
- Demonstrated experience independently managing a portfolio of residential properties.
- Post-secondary education in Business Administration, Property Management, Real Estate, or a related discipline is preferred.
- Strong working knowledge of the Ontario Residential Tenancies Act and Landlord and Tenant Board processes.
- Experience developing and managing operating budgets, reviewing financial reports, controlling expenses, and monitoring property performance.
- Strong understanding of building operations, maintenance, vendor management, procurement, and contract negotiation.
- Knowledge of applicable Occupational Health & Safety requirements, fire regulations, building codes, and related property-management compliance requirements.
- Proven experience leading, coaching, and supporting building or property operations teams.
- Strong resident relations, conflict resolution, and problem-solving abilities.
- Excellent written and verbal communication skills with the ability to handle sensitive or challenging situations professionally.
- Strong organizational skills with the ability to manage multiple buildings, priorities, and deadlines simultaneously.
- Proficiency with Microsoft Office, particularly Excel, Word, and Outlook.
- Experience with Yardi Voyager or comparable property management software is considered an asset.
- Commercial office or retail property management experience is considered an additional asset.
- Valid driver's licence and ability to travel regularly to properties throughout Southwestern Ontario.
