Vancouver, BC
Type: Full-Time, Permanent
Sectors: Tenant Improvement (Commercial Office, Wellness, Retail, Restaurant) + Institutional
Compensation: $110,000–$130,000 + bonuses, car allowance, comprehensive benefits
Growth: Opportunity to contribute and advance long-term with a newly established TI division within a longstanding General Contractor.

DMC Recruitment Group is proud to partner with our Client, a well-established General Contractor in Vancouver that is building a focused, boutique Tenant Improvement + Institutional division within their team that is known for quality, professionalism, and long-standing relationships. They are looking for an experienced Site Superintendent who wants to be there from the ground up and help shape what this division becomes.

This is an opportunity for someone who takes genuine pride in their work—a Superintendent who is proactive, organized, and understands that a successful project starts well before anyone steps onto the site. If you have strong rapport trades, client, and want to have a meaningful voice in a growing division, this could be your next challenge.

THE OPPORTUNITY
As Site Superintendent, you'll lead day-to-day site operations on commercial TI and capital projects from mobilization through closeout. But this role goes beyond simply running the site. You'll be an important part of a service-oriented, proactive construction team, working closely with the Director and project team starting from pre-construction to anticipate challenges, coordinate resources, protect the schedule and budget, and ensure clients feel confident throughout the project. You'll have direct access to leadership and the opportunity to help establish the standards, processes, and culture of a new division. Over time, there is a genuine opportunity to grow beyond a Site Superintendent role and take on broader leadership responsibilities as the division expands.

WHAT THE WORK LOOKS LIKE
  • Lead day-to-day site operations on commercial TI and capital improvement projects
  • Get involved early and work proactively with the project team to anticipate site requirements, constraints, and potential issues
  • Coordinate and schedule subtrades in active and occupied commercial environments
  • Keep projects organized around schedule, budget, quality, and safety
  • Maintain exceptionally clean, organized, and professional job sites
  • Build strong working relationships with trades, clients, consultants, inspectors, and internal teams
  • Create an environment where trades trust you and want to work with you
  • Identify risks, deficiencies, and coordination issues early and solve them before they become expensive problems
  • Communicate proactively rather than waiting for issues to escalate
  • Maintain strong documentation and project organization throughout construction
  • Uphold a high standard of workmanship and safety, including full WorkSafeBC compliance
  • Coordinate inspections, deficiencies, turnover, and closeout
  • Work occasional evenings or after-hours when project requirements call for it
The standard is simple: organized, proactive, clean, professional, and accountable.

THE IDEAL CANDIDATE

A great site doesn't happen by accident. You plan ahead. You communicate with trades before problems arise. You understand how today's decision affects next week's schedule. You notice when something isn't right—and you address it.
You're also someone who understands that relationships matter. The best Superintendents don't need to constantly push people around to get things done. They earn the respect of their trades, communicate clearly, and create an environment where people want to show up and do good work. You likely have a track record of meaningful tenures and looking for somewhere you can invest your experience and grow.

WHAT YOU BRING
  • 5+ years of Site Superintendent experience in commercial, institutional, or similar construction
  • Strong Tenant Improvement and/or occupied-building experience is highly advantageous
  • A proactive, service-oriented approach to construction
  • Strong understanding of construction scheduling, sequencing, budgeting, coordination, and site logistics
  • Exceptional organization and attention to detail
  • A genuine commitment to maintaining a clean, safe, and highly organized job site
  • Strong communication and relationship-building skills
  • A collaborative approach that earns the respect of subtrades, clients, and consultants
  • The ability to anticipate problems and make sound decisions under pressure
  • Hands-on carpentry skills are an asset
  • Trade background and/or Gold Seal Certification is an asset
  • Proficiency with Microsoft Office
  • Experience with Procore, MS Project, or SiteMax is an asset
  • Demonstrated long-term professional relationships
WHY JOIN?

GET IN AT THE GROUND LEVEL. This is a new division with significant room to grow. You'll have the opportunity to help establish how the team operates and contribute to its success from the beginning.

BUILD SOMETHING BOUTIQUE. The goal isn't to become the biggest TI contractor in the market. The focus is on being selective about the right projects and delivering them exceptionally well.

HAVE A REAL VOICE. You'll work directly with the Director and have genuine access to leadership. Your experience, ideas, and judgment will matter.

GROW WITH THE DIVISION. The immediate need is for a strong Site Superintendent—but the long-term opportunity is much bigger. As the division grows, there is potential to evolve into a broader site leadership role, helping oversee and mentor additional Superintendents.

WORK WITH PEOPLE WHO WANT TO WORK WITH YOU. The team values strong relationships with trades, consultants, clients, and internal partners. They believe good construction is built on trust, communication, and accountability.

BE PROUD OF YOUR SITES. If a messy, disorganized job site bothers you, you'll fit right in. This team takes pride in clean, organized, professional site, and expects its Superintendent to set that standard every day.

READY TO BUILD SOMETHING TOGETHER?

If you're an experienced Site Superintendent looking for long-term growth where your judgment is valued, your standards are shared, and you can help build a new division, not simply manage project sites, we'd love to hear from you!
