$90K–$120K base salary + bonus

DMC Recruitment is seeking an experienced, hands-on Property Manager for a in Edmonton. Reporting to the Regional Director, you’ll oversee a portfolio of retail properties across Edmonton and surrounding markets, all located within day-travel distance.

You’ll take ownership of property operations, financial reporting, tenant relationships, vendor performance, and team leadership. You’ll work alongside property administration and building operations professionals, with the Property Administrator reporting directly to you.

This is a visible, hands-on position for someone who understands retail property management from the ground up. You must be comfortable visiting properties regularly, taking ownership of financial performance and reporting, and communicating proactively when priorities or deadlines are at risk.


KEY RESPONSIBILITIES

• Manage the day-to-day operations and financial performance of an assigned retail property portfolio
• Conduct regular site visits and property inspections across Edmonton and surrounding markets, all located within day-travel distance.
• Identify opportunities to improve efficiency, reduce costs, increase revenue, streamline workflows, and enhance curb appeal
• Manage property-related Accounts Receivable and Accounts Payable activities
• Oversee rent collection and issue notices as required
• Prepare monthly operational narratives, variance reports, and aged receivables reports
• Analyze property financial results and discuss variances, receivables, and performance with internal stakeholders and ownership
• Prepare annual property budgets for landlord approval and manage expenses within approved budgets
• Review and approve rent rolls, rental advice notices, and related property documentation
• Manage maintenance, repairs, and approved capital expenditures
• Develop strong relationships with owners, tenants, contractors, and service providers
• Respond to tenant and customer concerns promptly and professionally
• Coordinate tenant move-ins, move-outs, and other occupancy-related activities
• Distribute notices in accordance with lease requirements
• Review tenant insurance certificates and ensure compliance with lease requirements
• Tender maintenance contracts and manage contractor performance
• Set and monitor performance and quality expectations for direct reports
• Coordinate landlord and tenant work to ensure compliance with building codes and landlord specifications
• Support redevelopment and development projects as required
• Partner with Leasing and Asset Management teams on leasing initiatives
• Assist with property tax appeals, financing activities, and other portfolio requirements
• Maintain a strong understanding of the financial position and operational priorities of each property
• Communicate proactively with leadership and identify potential issues before they affect deadlines or deliverables

QUALIFICATIONS & EXPERIENCE

• 3+ years of progressive commercial property management experience
• Direct retail property management experience is strongly preferred
• Experience with open-air, grocery-anchored, strip retail, or enclosed shopping centres is highly valued
• Candidates with industrial property management experience may be considered if they also have meaningful retail exposure
• Residential-only property management experience will not be considered
• Demonstrated experience managing property financials, including budgeting, variance analysis, receivables, and reporting
• Strong knowledge of lease administration, maintenance, vendor management, and operational best practices
• Experience leading or supervising property administration and operations staff
• Excellent Microsoft Office skills
• An active Real Property Administrator (RPA) or Certified Property Manager (CPM) designation is preferred
• Candidates without a current licence must be willing to pursue relevant licensing within their first year
• A valid driver’s licence and willingness to travel regularly throughout the assigned portfolio are required
