Company Story

Our client is an established real estate organization with several commercial properties across Edmonton. The operations team works closely with property management, tenants, contractors, and service providers to manage the day-to-day maintenance and operation of the portfolio.

They are looking for an experienced Building Operator to join the team and take responsibility for several properties, including a high-rise commercial building.

The Right Fit

The Building Operator will be responsible for the day-to-day operation and maintenance of several commercial properties, including a high-rise building. You’ll handle preventative maintenance, troubleshoot building issues, coordinate contractors, respond to tenant requests, and provide direction to two Maintenance Technicians.

This position requires someone with good mechanical knowledge who is comfortable working directly with building systems and equipment. You’ll also be responsible for keeping maintenance schedules organized, tracking outstanding work, and making sure repairs and service requests are completed.

What You’ll Be Doing
  • Manage the daily operation and maintenance of assigned commercial properties
  • Complete preventative maintenance and respond to building repairs
  • Inspect mechanical rooms, building equipment, common areas, and life safety systems
  • Troubleshoot HVAC, plumbing, electrical, mechanical, and general maintenance issues
  • Maintain daily, weekly, monthly, and seasonal maintenance schedules
  • Respond to tenant and property management service requests
  • Coordinate contractors, trades, and service providers
  • Provide direction to two Maintenance Technicians
  • Track work orders, inspections, repairs, and scheduled maintenance
  • Identify equipment or building issues requiring repair or replacement
  • Assist with maintenance budgets and equipment planning
  • Ensure maintenance work is completed safely and according to building requirements
What You Bring
  • 5th Class Power Engineer certification
  • 5+ years of commercial building operations or maintenance experience
  • Experience working with HVAC, plumbing, electrical, mechanical, and life safety systems
  • Hands-on troubleshooting and maintenance experience
  • Experience coordinating contractors and service providers
  • Experience providing direction to maintenance or operations staff
  • Valid driver’s licence and reliable transportation
