Why Property Managers Have More Leverage Than Employers Think

Good property managers are difficult to hire, and the strongest candidates often have more options than employers realize.

Across Canada, 32% of hiring managers currently have open positions they cannot fill, while 45% expect finding qualified candidates to be a hiring challenge through the remainder of 2026, according to research from Express Employment Professionals and The Harris Poll.

Property management is feeling that competition directly.

Our recruiters are increasingly seeing experienced property managers enter several hiring processes at the same time. A candidate may be speaking with multiple employers, progressing toward more than one offer, and potentially facing a counteroffer from their current company.

For employers, that changes the hiring process.

Multiple Offers Are Becoming Part of the Process

Finding the right property manager is rarely just about identifying someone with the right experience.

The bigger challenge can be securing them before somebody else does.

Experienced property managers bring knowledge that is difficult to replace quickly. They understand portfolios, tenants, owners, vendors, budgets, building operations and the day to day issues that keep properties running.

When one of those people enters the market, several employers may be competing for the same candidate.

That means a strong interview does not guarantee a hire.

While one company is scheduling another interview, waiting for internal approval or finalizing compensation, another may already be preparing an offer.

A Slow Hiring Process Can Cost You the Candidate

Speed matters in a competitive candidate market.

That does not mean employers should rush an important hiring decision. It means removing unnecessary delays from the process.

Long gaps between interviews, unclear compensation, additional approval stages and slow offer preparation all create opportunities for another employer to move first.

The broader Canadian hiring market reflects this pressure. In the same 2026 Express Employment Professionals and Harris Poll study, 86% of hiring managers expected to face hiring challenges through the remainder of the year. Finding qualified candidates was the most commonly cited challenge.

For property management employers, the practical takeaway is simple:

Assume a strong candidate is having other conversations.

Know who needs to approve the hire. Understand your compensation range before interviewing. Keep communication moving between stages. When you identify the right person, be ready to act.

Compensation Is Only Part of the Equation

Matching the market on salary matters, but employers should also be prepared to explain why someone should leave their current role.

  • What will their portfolio look like?
  • How much administrative support will they have?
  • What does career progression look like?
  • How does the company manage workload?
  • What flexibility is available?
  • Who will they report to, and what is that person’s leadership style?

These questions can become deciding factors when candidates have two or three credible opportunities in front of them.

The property management environment is also becoming more competitive operationally. CMHC reports that increased rental supply is creating greater competition for tenants in several Canadian markets. Newer units are taking longer to lease in some markets, and landlords are increasingly using incentives to attract tenants.

That makes experienced property managers who can protect occupancy, manage tenant relationships and deliver strong building performance even more valuable.

Know What Property Management Talent Wants Before You Hire

Competing for property management talent starts before the first interview.

Employers need to understand what the market is paying, what candidates expect from their employers and what causes good people to consider leaving in the first place.
