Now you&#8217;re ready to have more say in how they get done.<br \/> This is a true Development Manager opportunity for someone ready to take greater ownership of projects across the Lower Mainland. You&#8217;ll work across the development lifecycle, from feasibility and approvals through design, construction, occupancy, and closeout.<\/p>\n<p> Rather than simply tracking the process, you&#8217;ll be expected to drive it forward.<\/p>\n<p> You&#8217;ll have exposure to senior leadership, meaningful responsibility for project decisions, and the opportunity to manage consultants, municipalities, budgets, schedules, and development strategy.<\/p>\n<p> What You&#8217;ll Own <\/p>\n<ul>\n<li>Drive development projects through approvals, design, permitting, construction, and completion.<\/li>\n<li>Lead multidisciplinary consultant teams and keep deliverables moving.<\/li>\n<li>Manage municipal approvals, including rezoning, Development Permits, and Building Permits.<\/li>\n<li>Maintain project budgets, schedules, forecasts, and development pro formas.<\/li>\n<li>Identify risks early and bring practical recommendations to senior leadership.<\/li>\n<li>Work closely with construction teams on design, constructability, value engineering, and project execution.<\/li>\n<li>Support feasibility and due diligence on new development opportunities.<\/li>\n<\/ul>\n<p> What You Bring <\/p>\n<ul>\n<li>Approximately <strong>5+ years of progressive real estate development experience<\/strong>.<\/li>\n<li>Experience moving through Development Coordinator, Assistant Development Manager, Development Manager, or similar responsibilities.<\/li>\n<li>Strong knowledge of the <strong>Lower Mainland \/ Metro Vancouver development environment<\/strong>.<\/li>\n<li>Hands-on experience with municipal approvals and consultant management.<\/li>\n<li>A working understanding of development pro formas, project budgets, construction costs, and feasibility.<\/li>\n<li>The confidence to challenge consultants, solve problems, make recommendations, and take ownership.<\/li>\n<li>A relevant degree in real estate, planning, architecture, engineering, construction, business, or a related field is preferred.<\/li>\n<\/ul>\n<p> Why Consider It?<\/p>\n<p> The biggest draw is <strong>ownership<\/strong>.<\/p>\n<p> This is not a senior coordinator position dressed up with a Development Manager title.
